This renovation to a 1970s medical office building creates 80 rental units and updates the facade to blend into the neighborhood. The approach employs a mix of brick and articulated panels to provide depth and interest. The interior layouts are designed to fill the market niche for smaller units with full amenities. The common room includes wi-fi, a wet bar, and fireplace; it is a gathering spot with views to the exterior deck. The lobby, common room, and gym are designed and detailed to resemble a hotel lobby and invite both residents and their guests to linger.

Starting as an analysis of site potential, the project morphed from a retail grocery and distribution center to a multi-use project that takes advantage of the adjacent commuter rail station and TOD zoning. One of the largest modular projects in the Boston area, the HUD-financed building will be a welcome addition to the growing downtown in Lynn. The project has initial approvals and is expected to open in 2018.
