SNCG was engaged by Millennium Partners, as part of their ongoing redevelopment of Downtown Crosssing properties, to analyze, layout and coordinate the four level retail base.  The project included both the new tower and the historic Burnham building.  Multiple schemes were tested for income and long-term viability, and for a variety of users.  To provide an amenity to the offices in the Burnham building and the residential tower, Roche Bros. grocery was approached to conceive of an urban version of their highly successful model based on prepared foods.  Based on that leasing success, and the enviable success with the Burnham building offices, Primark leased most of the retail space for their first foray into the American market.

Boston Public Library

As part of the first major revelopment, the addition of food and other retail to the Boston Public Library’s Johnson Building began as an outside initiative by SNCG and Berenson Browne Advisors to create revenue and close a budget shortfall.  SNCG’s planning studies are being used in concert with a current demographics study to determine the best uses to complement library functions.

Location:  San Juan, Puerto Rico

SNCG was retained by Goldman Sachs and Caribbean Property Group to evaluate and revitalize Paseo Caribe, a unique residential and retail project in San Juan that had been stalled due to the economy. The three-level retail base has been reconceived to generate more tenant interest and overall excitement, improve servicing and circulation, create a unique atmosphere, and feature the City’s only waterfront restaurants.  Areas of revenue enhancement have been identified and incorporated into the overall planning and design, and construction has been restarted.

Atlantic Wharf

Location:  Boston, Massachusetts

SNCG was engaged to create a retail master plan and provide tenant services for Atlantic Wharf in Boston.  Located on the HarborWalk, Atlantic Wharf is a unique mixed-use project within a Chapter 91 waterfront zone. It contains a retail base on the waterfront, mid-rise rehabbed office space, residential units in a historic building, and 24-hour public space, all tied together by high-rise office.  By developing tenant criteria that responds to each building within an overall site plan, SNCG was able to receive approval from the National Park Service and the Boston Redevelopment Authority with no revisions.  SNCG continues work with individual tenants to help craft a design that maintains the tenant brand while maintaining the integrity and increasing the value of the uses above.  The 30,000-square foot  base is currently leased to Smith & Wollensky, Sorelle Cafe, Boloco, and Jody Adams’ Trade Restaurant.

1880 Broadway

Brought in at the beginning of construction to review the four-level retail base, SNCG performed a rapid analysis of probable leasing scenarios and their associated vertical transportation locations. This was undertaken to allow elevator and escalator pits to be constructed immediately within the foundation. Design review continued to generate tenant criteria that satisfied the concerns of the owner and potential tenants in having large format retail in the base of the country’s priciest residences. Tenants include Best Buy on three levels, West Elm on two levels, and Chase Bank.

Hynes Convention Center

Location:  Boston, Massachusetts

Working with the Massachusetts Convention Center Authority at the request of Colliers International, the Hynes Convention Center facilities and operations were reviewed for opportunities to add new life to the space, connect to the surrounding neighborhood, and increase revenues by adding third-party tenants. Multiple options were devised within a master plan, creating synergy with the Hynes functions and the adjacent Shops at Prudential Center.  The implementation of the master plan has brought street-front retail to a block with no previous activity, while allowing the Hynes to continue operations without interference. Phase 1 of the master plan is now occupied by Capital Grill and Lydia Shire and Jasper White’s Towne Stove & Spirits.

WH Grand

Location:  West Hartford, Connecticut

WH Grand is a mixed-use infill project in West Hartford’s downtown, bringing much needed rental units to this walkable live/work/play district. The five-level project has one level of retail, one level of office, and three floors of residential, with 42 residences in total. Three levels of underground parking support the project and adjacent properties.  The facade is a mix of brick and stone, with an exterior insulation and finish system with oversized windows.

Santa Cruz

Location:  Santa Cruz, Bolivia

This project on two transit lines includes an office tower, a residential tower, a hotel, three levels of retail, and two levels of parking built around a grove of existing trees at one of the most prominent intersections of the ring road around the city.  The towers provide public entries along an internal street connecting entries for all uses.  The project has received approval and is slated to open in 2017.  The green roof includes exterior food court seating, tennis courts, a lap pool, and gardens for each tower.

West Hartford

Location:  West Hartford, Connecticut

SNCG is currently designing a mixed-use project in West Hartford that combines a major upscale food retailer with two residential buildings totaling 277 units.  The full block project will bring retail to the street with dining areas and curated departments on two levels. On the roof of the store, a garden space enhances the area between buildings and provides an amenity to both towers. The building contains a mix of units from studios to two bedrooms, most with exterior decks. Construction is scheduled to begin in 2017.
