Currently being studied, this suburban two-square-mile, retail-anchored master plan will  be built on historic Rentschler Air Field, current venue for University of Connecticut football games and large-scale public events. The project program includes roughly 700,000 square feet of retail and restaurant formats, an existing Cabela’s store, a high-tech office boulevard, three hotels, and 1,000 residential units.  Special attention is being given to the quality of the pedestrian environment and its coordination with major site circulation, water features, and surrounding neighborhoods.  Development of the entertainment district adjacent to the existing stadium is currently being integrated into the plan.

Pratt & Whitney Campus Plan

Location: East Hartford, CT

SNCG was selected to analyze the East Hartford headquarters campus of Pratt & Whitney and provide a campus master plan as the campus moves toward a mixed-use  facility that can meet employee needs and attract new talent.  In conjunction with the repurposing of the adjacent airfield, the  final plan provided connections across the 300 acre site and provided new amenities including a conference  and learning center while creating a more secure campus.  The master plan is currently being implemented.                

Steelpointe Harbor

Location:  Bridgeport, Connecticut

Located on the Long Island Sound adjacent to the stadium, arena and rail station, Steelpointe Harbor is master-planned to be a 2.67 milllion square foot, transit-oriented, mixed-use development that will redefine the Bridgeport skyline.  Zoning for the 55 acre waterfront neighborhood  was written as part of the entitlement process to allow full flexibility in development of uses within the trip generation envelope and density and design guidelines provide multiple options for compliance.  Phase One infrastructure work is complete and Bass Pro opened in 2015.

South Station

Client: Equity office

Location: Boston, MA

SNCG was engaged by Equity Office to master plan and expand the retail opportunities at South Station in Boston.   By analyzing the operations of the MBTA, Amtrak and the Commuter Rail a new plan that rearranged existing uses and added appropriate  vertical circulation was created that not only provided new retail areas and additional income, it provided new amenities to the customers of the station.  Phase 1 of the master plan has resulted in the largest CVS/pharmacy lease in Boston utilizing two levels.  Further plans for revisions to the ground floor are underway for a complete transformation of this vibrant transit hub.
